Every Cornerstone roofing project carries a 10-year insurance-backed warranty, alongside the relevant material guarantee from the manufacturer.
Reliable, high-quality work before, during, and after the scaffold comes down.
A new roof is one of the biggest investments you will make in your property, so it is worth getting right. Cornerstone Roofing carries out new roofs and roof replacement in Sussex, centred on Mid Sussex, from full pitched re-roofs in tile, slate and stone to flat roof replacements, always working to a clear written quote and a scope agreed before we start.
Not every problem roof needs replacing. Localised damage on an otherwise sound roof is almost always cheaper to repair than to replace, and we will always say so. A full replacement tends to make sense when the roof is at the end of its serviceable life, when repairs keep coming back, when the timber underneath has begun to sag or sit saturated, or when the damage is widespread rather than confined to one spot. Age matters too: once a covering is past its expected lifespan, patching it can be money spent twice.
We start every enquiry with a proper inspection, so the decision is based on evidence rather than guesswork. If a repair is the right call we will quote for the repair; if the roof genuinely needs replacing we will explain why and set out the options in writing. For the warning signs to look for, read our guide on the signs your roof needs replacing, and if a targeted fix is all that is needed, see our roof repairs service.
A full re-roof is a managed project rather than a single job, and knowing what to expect makes it far less daunting. Once the scope and written quote are agreed, a typical roof replacement follows the stages below, and we keep your roof weathertight as the work progresses so your home stays protected throughout.

Replacement of an old and large Velux plus replacements of a few hanging tiles. Good communication, flexible on the timescale to link in with other contract work. The two man team 'gang' worked hard, very diligent, professional, cleaned up well afterwards and it looks very professional. I did feel the project was over priced but I needed it done, however invoiced as their estimate so it was my call to make.![]()

Cornerstone provided a professional survey of our rather unusual shape garden room roof and came up with a quotation that seemed very reasonable for the work required which included removing 5x polycarbonate sheets on a sloping part of the roof, installing boarding and three layers of felt in their place plus re-felting a triangular flat portion of the roof to make a seamless felted roof. The gang arrived onsite ontime and worked really hard in the extreme heatwave. Plenty of tea and cold drinks supplied! The roof was completed ontime and looks very neat. I was particularly impressed with the 'above and beyond' attitude they applied to the job to make sure that it would provide good drainage in wet weather straight into the gutter. 25 year guarantee too!![]()

I have tried to get a reliable roofing company to replace my house gutters and downpipes for several months. I finally spoke to Cornerstone Roofing a few weeks back. I can honestly say it was the best phone call I have made in several years. From start to finish Cornerstone were superb. Fantastic communication, site inspection, quote and completion of work. I very rarely write reviews because there is little exceptional to write about but Cornerstone deserves every one of the five stars I have given them on this review. They are honest, professional, competitive, give transparent advice and the work carried out was nothing short of perfect. If I ever require roofing work to be done in the future I have only one number to call and will have no hesitation in using Cornerstone as my first point of contact.![]()

Cornerstone roofing removed a skylight, then boarded over the gap, and re boarded and felted our garage roof. I was really impressed with all the guys that did the job, they were efficient and friendly and really clean and tidy. The workmanship was really good. Would definitely recommend them! However, it did take ages to receive a quote and the admin side was not quite as efficient which was a shame but the work and roofers were great so would definitely use again. 5 stars! Thank you!![]()

Great service, very professional from start to finish.
Roof replacement cost depends on real variables: the size and pitch of the roof, the covering you choose, the condition of the timbers and battens once the old roof is off, site access, and any leadwork, insulation or guttering that forms part of the job. Because those things differ from roof to roof, an online ballpark tends to mislead more than it helps. Instead we book a free on-site survey, assess and measure the roof properly, and give you a clear written quote with the scope set out, so you know exactly what is included before any work is booked in.
We start with a free on-site survey, measure and assess the roof properly, and set out a clear written quote with the full scope agreed before anything is booked in.
Scaffolding is arranged so the roof can be worked on safely and efficiently. As part of The Cornerstone Group, which includes a dedicated scaffolding company, we keep the access side straightforward.
The existing tiles, slates or flat covering are removed and cleared away, exposing the roof structure so it can be inspected properly.
With everything open we assess the rafters, battens and underlay, and flag anything that needs attention before the new roof goes on. Any extra work is quoted transparently, never sprung on you as a surprise.
A modern breathable membrane and fresh battens are fitted to give the new covering a sound, well ventilated base that helps the whole roof last.
The new tiles, slates or covering are laid with careful detailing to verges, valleys and ridges. Chimneys and abutments are re-flashed to Safe2Torch guidance, the site is cleared, and we carry out a final inspection before signing the roof off.
We replace roofs throughout Mid Sussex, a patch that sits on both sides of the county line. In West Sussex that includes Haywards Heath, Burgess Hill, Cuckfield, Hurstpierpoint, Hassocks, Lindfield, Balcombe, Ardingly, West Hoathly, Sayers Common, Bolney, Ansty and Scaynes Hill, and in East Sussex it takes in Ditchling, Newick and Wivelsfield Green.
The honest answer is that it depends on the roof. Size and pitch, the covering you choose, the condition of the timbers once the old roof is stripped, access, and any leadwork or guttering all move the figure. Rather than quote a misleading ballpark, we carry out a free on-site survey and give you a written quote with the full scope set out, so the number you are working with reflects your actual roof.
The usual signs are widespread slipped, cracked or missing tiles and slates, sagging or dipped ridges, recurring leaks that repairs no longer hold, damp patches spreading on upstairs ceilings, and daylight visible through the loft. Isolated damage on a sound roof normally just needs a repair. It is the combination of age and widespread failure that points to replacement. We inspect first and tell you honestly which situation you are in.
It depends on the size and complexity of the roof, the material, access and the weather, plus anything we find in the timbers once the old covering is off. Smaller domestic re-roofs are often completed in a matter of days, while larger or more complex roofs take longer. We give you a clear timescale in writing alongside the quote so you can plan around it.
For most domestic re-roofs you can stay in your home throughout. There is scaffolding and some noise while the old roof is stripped and the new one laid, but we keep the roof weathertight as we go and clear the site as the job finishes, so disruption is kept to a minimum.
Yes. We carry out full pitched re-roofs in tile, slate, stone and shingle, and flat roof replacements in felt, EPDM, GRP, liquid and single-ply systems. If you are not sure which applies to your property, our survey will set out the right approach and the options.
Our roofing installations carry a 10 year insurance-backed warranty on our workmanship, plus the relevant manufacturer guarantees on the materials fitted. The terms are set out in writing as part of your quote, so it is clear exactly what is covered before any work starts.
We cover Mid Sussex and the surrounding area from our base in Scaynes Hill, including Haywards Heath, Burgess Hill, Cuckfield, Hurstpierpoint, Hassocks, Lindfield, Ditchling, Newick, Balcombe, Ardingly, West Hoathly, Wivelsfield Green, Sayers Common, Bolney and Ansty.
