Every Cornerstone roofing project carries a 10-year insurance-backed warranty, alongside the relevant material guarantee from the manufacturer.
Reliable, high-quality work before, during, and after the scaffold comes down.
Cuckfield is one of the older villages in Mid Sussex, with around 80 listed buildings inside the conservation area and a housing stock that runs from timber-framed cottages on the High Street through to modern estate housing off Hanlye Lane and the Glebe development.
Cornerstone has worked on roofs across Cuckfield for 35+ years, with most of our work concentrated on the period stock that defines the village. Every project is backed by a 10-year insurance-backed warranty.
We cover pitched and flat roofs, repairs, fascias and soffits, guttering, leadwork and chimneys across Cuckfield. The housing here is overwhelmingly pitched, often using handmade clay peg tile, natural slate, or hung clay tile on the older walls, so most of our Cuckfield work is sympathetic repair and re-cover with matching materials rather than wholesale change. We carry handmade and machine-made clay stock for the common pitches and we’ll source salvage to match where the original is irreplaceable.

Replacement of an old and large Velux plus replacements of a few hanging tiles. Good communication, flexible on the timescale to link in with other contract work. The two man team 'gang' worked hard, very diligent, professional, cleaned up well afterwards and it looks very professional. I did feel the project was over priced but I needed it done, however invoiced as their estimate so it was my call to make.![]()

Cornerstone provided a professional survey of our rather unusual shape garden room roof and came up with a quotation that seemed very reasonable for the work required which included removing 5x polycarbonate sheets on a sloping part of the roof, installing boarding and three layers of felt in their place plus re-felting a triangular flat portion of the roof to make a seamless felted roof. The gang arrived onsite ontime and worked really hard in the extreme heatwave. Plenty of tea and cold drinks supplied! The roof was completed ontime and looks very neat. I was particularly impressed with the 'above and beyond' attitude they applied to the job to make sure that it would provide good drainage in wet weather straight into the gutter. 25 year guarantee too!![]()

I have tried to get a reliable roofing company to replace my house gutters and downpipes for several months. I finally spoke to Cornerstone Roofing a few weeks back. I can honestly say it was the best phone call I have made in several years. From start to finish Cornerstone were superb. Fantastic communication, site inspection, quote and completion of work. I very rarely write reviews because there is little exceptional to write about but Cornerstone deserves every one of the five stars I have given them on this review. They are honest, professional, competitive, give transparent advice and the work carried out was nothing short of perfect. If I ever require roofing work to be done in the future I have only one number to call and will have no hesitation in using Cornerstone as my first point of contact.![]()

Cornerstone roofing removed a skylight, then boarded over the gap, and re boarded and felted our garage roof. I was really impressed with all the guys that did the job, they were efficient and friendly and really clean and tidy. The workmanship was really good. Would definitely recommend them! However, it did take ages to receive a quote and the admin side was not quite as efficient which was a shame but the work and roofers were great so would definitely use again. 5 stars! Thank you!![]()

Great service, very professional from start to finish.
Pitched roofs are effectively the only kind in central Cuckfield. The traditional spec on the older stock is handmade clay peg tile or natural slate on softwood battens, often with hung clay tile or weatherboarding to upper-floor walls. Newer estate housing on the fringes runs concrete profile tile. Our pitched roof team covers all of these stock types across Cuckfield and the surrounding lanes.
Anything inside the conservation area or on a listed building will involve planning consent or listed building consent before work starts; that sits with the property owner and the local authority, not with us.
Shingles are an overlapping, single-thickness covering laid in courses across a sound deck. They depend on the underlay, the deck condition, and a ventilated batten cavity behind the visible covering. Get any of those wrong and the lifespan drops sharply.
Natural slate is a generational roof covering. Properly laid on fresh battens, with a breathable underlay and sound lead flashings, a slate roof will outlast most owners. We cover slate repairs, slate replacement, and full re-slate work across Mid Sussex.
Stone is a heavy traditional roof covering. The slates are graded by size and laid in diminishing courses (largest at the eaves, smallest at the ridge), which loads the supporting timbers significantly more than a tiled equivalent. Any stone-roofed enquiry calls for a structural survey of the deck and timbers before a quote.
Tile is the most common pitched covering across Sussex. Clay tile (handmade or machine-made) and concrete tile (interlocking or profile) both feature widely on the local stock. Tile lifespan is generally longer than the underlay beneath it, which means a roof can still look sound from the street while the underlay has reached the end of its life. We cover tile repairs, re-bedding of ridges, tile replacement, and full re-covers across Mid Sussex.
Flat roofing in Cuckfield is nearly always an addition rather than a main roof. Behind the High Street and Broad Street frontages, and out towards Whitemans Green, the flat roofs sit on rear extensions, garages, porches and the occasional dormer top on a larger house. Many have been there for decades, and a fair number have been patched more than once along the way.
That patch history is usually the thing worth looking at first. Felt laid over older felt traps moisture inside the build-up, adds weight the deck was never designed to carry, and hides the soft spot that is actually causing the leak. A new covering laid over a wet deck will fail early however good the covering is.
So we survey what is underneath before quoting on what goes on top:
Where the deck is sound and the failure is local, roof repair work is the right answer and the cheaper one. Where the deck has taken water, stripping back and starting again is the only version of the job that lasts. Our guide to flat roof repairs in Sussex goes through both cases. Our flat roof team will tell you which of the two you are looking at, in writing, after a free survey.
Modern reinforced multi-layer torch-on felt is a long way from the single-layer felt that gave the material its older reputation. Properly specified, with metal trims and drips at every edge, it gives a watertight finish well into 20-year territory. Felt remains the most economical like-for-like replacement for an existing felt flat roof.
EPDM is a synthetic rubber membrane sold by the roll and laid as a single sheet across most domestic flat roofs. One sheet means no overlaps and no welded joints to fail later. Lifespan comfortably reaches 25 years and beyond on a properly prepared deck.
Green roofs turn a flat surface into planting, additional thermal insulation, and drainage attenuation. They need a sound waterproof base underneath (typically EPDM or a bituminous build-up), proper drainage outlets, and a structural assessment of the supporting joists or deck because the loaded weight is significantly higher than a standard flat finish.
GRP (glass-reinforced plastic, often called fibreglass roofing) is laid wet over a sound deck and cures into a single seamless skin. It’s strong enough to be walked on and available in a range of finishes. Lifespan typically reaches 25 years and beyond on a properly prepared substrate.
Liquid coatings give a continuous, joint-free skin across complex roof details, including parapet cappings, roof-light or vent penetrations, and abutments where a flat meets a pitched tile. They can also be applied as a recoat over an existing failing membrane that’s otherwise structurally sound, which extends the roof’s life without a full strip-out. Most modern liquid systems are vapour-permeable and UV-stable.
Single-ply membrane comes as factory-made synthetic sheets, fixed mechanically, fully bonded, or held in place by ballast, with joints heat-welded on site. Long sheet widths reduce the number of seams on larger flat areas. Lifespan is comparable to EPDM when properly installed.
Common Cuckfield repair situations include slipped or cracked clay tiles, slate slip on Victorian stock, lead flashings around chimneys and abutments, and ridge or hip-tile failures on older properties where the bedding mortar has weathered out. We cover roof repair work across Cuckfield, with every repair backed by our 10-year insurance-backed warranty.
Not every Cuckfield roof replacement is a whole-building job. The older properties in the village grew by addition, so one house can carry a main roof, a later rear range and a single-storey addition later still, each built at a different date, in a different material, and each with its own remaining life. Replacing all of it because one part has failed is rarely the right advice.
So the first thing a survey establishes is how many roofs the building actually has, and which of them is causing the problem. A main slope in sound condition sitting next to a failed later addition is a common picture here, and the sensible job is to replace the part that has gone and detail the junction between old and new properly, rather than treating the building as one roof.
What a Cuckfield survey separates out:
Because the eaves are open during the work, renewing fascias and soffits alongside it means the access is only needed once. Everything we do on replacing a roof is surveyed on site first and set out in writing.
Alongside main roof work we handle leadwork (chimney flashings, valleys, parapet cappings), guttering replacement, fascia and soffit renewal, and chimney repointing or rebuilds across Cuckfield. Lead chimney flashings, fascias, and guttering often share the same scaffold access, which lets multiple jobs run together.
Cuckfield is a conservation-area village with a substantial period housing stock. Cornerstone has worked on Cuckfield roofs for 35+ years, with a UK Roofing Awards 2025 Finalist project in the wider Mid Sussex area on our recent record, and a 10-year insurance-backed warranty on every job.
Cuckfield is a historic village in Mid Sussex with a population of around 3,500. The whole village is a designated Conservation Area, with a large number of listed buildings along the High Street and surrounding lanes. The parish church dates to the medieval period and the village is recorded in the Domesday Book. Borde Hill Garden lies to the north. The A23 bypass means through-traffic doesn’t pass the village centre.
