Reliable, high-quality work before, during, and after the scaffold comes down.

Cornerstone Roofing in Lindfield

Lindfield sits just north-east of Haywards Heath, and its long conservation-area High Street holds some of the most characterful roofs in Mid Sussex, from timber-framed and Georgian frontages through to later housing spreading toward the Common and the edge of town. Cornerstone Roofing has worked on roofs across Lindfield for 35+ years, and as a roofer in Lindfield most of our work is sympathetic repair and re-cover on period stock, where the new finish has to match what is already there. Every job is backed by our 10-year insurance-backed warranty.

The older streets are overwhelmingly pitched, with plain clay tile, natural slate and hung tile common on the period houses, so much of our Lindfield work is matching repair and re-cover rather than wholesale change. Replacement of an old and large Velux plus replacements of a few hanging tiles. Good communication, flexible on the timescale to link in with other contract work. The two man team 'gang' worked hard, very diligent, professional, cleaned up well afterwards and it looks very professional. I did feel the project was over priced but I needed it done, however invoiced as their estimate so it was my call to make.

Cornerstone provided a professional survey of our rather unusual shape garden room roof and came up with a quotation that seemed very reasonable for the work required which included removing 5x polycarbonate sheets on a sloping part of the roof, installing boarding and three layers of felt in their place plus re-felting a triangular flat portion of the roof to make a seamless felted roof. The gang arrived onsite ontime and worked really hard in the extreme heatwave. Plenty of tea and cold drinks supplied! The roof was completed ontime and looks very neat. I was particularly impressed with the 'above and beyond' attitude they applied to the job to make sure that it would provide good drainage in wet weather straight into the gutter. 25 year guarantee too!

I have tried to get a reliable roofing company to replace my house gutters and downpipes for several months. I finally spoke to Cornerstone Roofing a few weeks back. I can honestly say it was the best phone call I have made in several years. From start to finish Cornerstone were superb. Fantastic communication, site inspection, quote and completion of work. I very rarely write reviews because there is little exceptional to write about but Cornerstone deserves every one of the five stars I have given them on this review. They are honest, professional, competitive, give transparent advice and the work carried out was nothing short of perfect. If I ever require roofing work to be done in the future I have only one number to call and will have no hesitation in using Cornerstone as my first point of contact.

Cornerstone roofing removed a skylight, then boarded over the gap, and re boarded and felted our garage roof. I was really impressed with all the guys that did the job, they were efficient and friendly and really clean and tidy. The workmanship was really good. Would definitely recommend them! However, it did take ages to receive a quote and the admin side was not quite as efficient which was a shame but the work and roofers were great so would definitely use again. 5 stars! Thank you!

Pitched Roof Services in Lindfield

Pitched roofs are effectively the only kind on the older Lindfield streets. The traditional covering is plain clay tile or natural slate on softwood battens, often with clay tile hung to the upper walls, while the newer housing toward Haywards Heath runs concrete interlocking tile. On a Lindfield roof, particularly within the conservation area, the priority is keeping the look of the street intact, so our pitched roof team specs around the existing covering rather than the cheapest like-for-like. Where original slate or handmade tile can be salvaged we sort and re-lay it on new battens with breathable underlay and fresh lead flashings.

Slate roof detail on a Mid Sussex property by Cornerstone Roofing

Shingle

Shingles are an overlapping, single-thickness covering laid in courses across a sound deck. They depend on the underlay, the deck condition, and a ventilated batten cavity behind the visible covering. Get any of those wrong and the lifespan drops sharply.

Slate Roofing

Natural slate is a generational roof covering. Properly laid on fresh battens, with a breathable underlay and sound lead flashings, a slate roof will outlast most owners. We cover slate repairs, slate replacement, and full re-slate work across Mid Sussex.

Stone Roofing

Stone is a heavy traditional roof covering. The slates are graded by size and laid in diminishing courses (largest at the eaves, smallest at the ridge), which loads the supporting timbers significantly more than a tiled equivalent. Any stone-roofed enquiry calls for a structural survey of the deck and timbers before a quote.

Tile Roofing

Tile is the most common pitched covering across Sussex. Clay tile (handmade or machine-made) and concrete tile (interlocking or profile) both feature widely on the local stock. Tile lifespan is generally longer than the underlay beneath it, which means a roof can still look sound from the street while the underlay has reached the end of its life. We cover tile repairs, re-bedding of ridges, tile replacement, and full re-covers across Mid Sussex.

Flat Roof Services in Lindfield

Flat roofing in Lindfield has to work quietly. Along the High Street and around the Common the houses are period stock with steep tiled and slated pitches, and the flat roofs are the additions behind them: rear extensions, garden rooms, small dormer tops and the occasional link to an outbuilding. On roofs like these the covering matters less than the junctions, because water rarely finds its way in through the middle of a membrane. It finds the edge.

So the detail work carries the job. Upstands taken high enough behind the tiling, lead flashings cut properly into the joint rather than sealed over, and outlets that will still clear once the trees along the High Street have dropped their leaves. Where a flat roof meets an older wall, our leadwork team details the junction rather than relying on mastic to hold it.

Signs a Lindfield flat roof is failing at its edges:

  • Staining on the inside wall where an extension meets the main house
  • Lead flashings lifting, cracking or pulling out of the mortar joint
  • Gaps opening along an upstand, or where the covering turns up a parapet
  • Water tracking down behind a tile-hung or rendered wall above the flat roof
  • Standing water at a blocked outlet after leaf fall rather than after heavy rain

Our flat roof installers work in EPDM, GRP, built-up felt, single-ply and liquid systems, matching the system to the span, the access and how much foot traffic the surface takes. For repair work specifically, see our Sussex flat roof repair guide.

Built-Up Felt Roofing

Modern reinforced multi-layer torch-on felt is a long way from the single-layer felt that gave the material its older reputation. Properly specified, with metal trims and drips at every edge, it gives a watertight finish well into 20-year territory. Felt remains the most economical like-for-like replacement for an existing felt flat roof.

EPDM Rubber

EPDM is a synthetic rubber membrane sold by the roll and laid as a single sheet across most domestic flat roofs. One sheet means no overlaps and no welded joints to fail later. Lifespan comfortably reaches 25 years and beyond on a properly prepared deck.

Green Roof

Green roofs turn a flat surface into planting, additional thermal insulation, and drainage attenuation. They need a sound waterproof base underneath (typically EPDM or a bituminous build-up), proper drainage outlets, and a structural assessment of the supporting joists or deck because the loaded weight is significantly higher than a standard flat finish.

GRP / Fibreglass

GRP (glass-reinforced plastic, often called fibreglass roofing) is laid wet over a sound deck and cures into a single seamless skin. It’s strong enough to be walked on and available in a range of finishes. Lifespan typically reaches 25 years and beyond on a properly prepared substrate.

Liquid-Applied Membrane

Liquid coatings give a continuous, joint-free skin across complex roof details, including parapet cappings, roof-light or vent penetrations, and abutments where a flat meets a pitched tile. They can also be applied as a recoat over an existing failing membrane that’s otherwise structurally sound, which extends the roof’s life without a full strip-out. Most modern liquid systems are vapour-permeable and UV-stable.

Single Ply Membrane

Single-ply membrane comes as factory-made synthetic sheets, fixed mechanically, fully bonded, or held in place by ballast, with joints heat-welded on site. Long sheet widths reduce the number of seams on larger flat areas. Lifespan is comparable to EPDM when properly installed.

Roof Repairs in Lindfield

The roof repair calls we get most in Lindfield are slipped or cracked clay tiles, slate slip on the older stock, worn lead flashings around chimneys and abutments, and ridge or hip tiles that have lost their bedding. On period property, repair is almost always the right answer over re-cover where the battens and timbers underneath are still sound. We survey honestly and quote for the roof repair the roof actually needs, and an active leak gets a temporary cover first so the inside stays protected until the proper fix. All repairs are covered by our 10-year insurance-backed warranty.

Roof Replacement in Lindfield

Replacing a roof in Lindfield is a job with unknowns in it, and the unknowns are underneath. The older High Street and Common properties carry plain clay tile or natural slate on softwood battens, often over roof timbers that have been altered, extended or repaired more than once across the building’s life. None of that is visible while the covering is still on, which is why we survey first and set the work out in writing rather than starting and revising.

Once a roof of this age is stripped, the things that decide the rest of the job come to light: battens that will no longer hold a fixing, rafter feet softened where the eaves have been wet for years, and valleys or abutments that were sealed over at some point instead of being detailed properly. Dealing with those while the roof is open is the whole point of replacing it, and leaving them is how a new covering ends up failing early.

What comes to light when a Lindfield roof is stripped:

  • Batten condition, and whether new fixings will hold in them
  • Rafter feet and wall plates at the eaves, where damp sits longest
  • Older repairs made with mortar or sealant in place of lead
  • How much of the existing tile or slate is sound enough to sort and reuse
  • Chimney abutments, usually the wettest part of a period roof

Where a stack is involved we take the chimney work in with the re-roof while the access is already in place, since the flashings have to be renewed anyway. Our roof replacement work covers the survey, the strip and the finished roof.

Other Services in Lindfield

Alongside main roof work we handle leadwork (chimney flashings, valleys and parapet cappings), guttering renewal, fascia and soffit replacement, and chimney repointing or rebuilds. On older Lindfield property the lead chimney flashings tend to need replacing once a generation, and that is often the visible job that prompts a wider look at the roof. While the scaffold is up we will always flag anything else that needs attention, since bundling the work costs less than coming back to it later.

Cornerstone Roofing provide a wide range of specialised services, from high-quality installations of pitched roofs and flat roofs to expert leadwork, chimney repairs, guttering solutions, and more.

About Lindfield

Lindfield is a historic village on the north-eastern edge of Haywards Heath, well known for its broad High Street, the pond at the north end and the green at the Common. Much of the centre falls within a conservation area, with a roofscape that runs from old plain-tile and slate roofs on the historic frontages to concrete-tiled housing on the later estates. That mix is exactly why matching materials and a sympathetic approach matter so much on local roofs, and it is the kind of work we focus on across the village.
