Every Cornerstone roofing project carries a 10-year insurance-backed warranty, alongside the relevant material guarantee from the manufacturer.
Reliable, high-quality work before, during, and after the scaffold comes down.
Ansty sits on the A272 a little west of Haywards Heath, close to where the road meets the A23, and it has grown from a small roadside settlement into a village that pairs older cottages with a good deal of newer housing. That range of ages means local roofs run from traditional clay tile and slate on the older stock to concrete interlocking tile on the more recent builds. Cornerstone Roofing has worked on roofs across Ansty for 35+ years, and every job is backed by our 10-year insurance-backed warranty.
We cover the full range of roofing across Ansty: pitched and flat roofs, roof repairs, fascias and soffits, guttering, leadwork and chimney work. Because the village pairs older cottages with newer estates, local jobs span matched repair and re-cover on period roofs as well as straightforward tile work on modern houses. Site visits to look over a roof are free and come with no obligation.

Replacement of an old and large Velux plus replacements of a few hanging tiles. Good communication, flexible on the timescale to link in with other contract work. The two man team 'gang' worked hard, very diligent, professional, cleaned up well afterwards and it looks very professional. I did feel the project was over priced but I needed it done, however invoiced as their estimate so it was my call to make.![]()

Cornerstone provided a professional survey of our rather unusual shape garden room roof and came up with a quotation that seemed very reasonable for the work required which included removing 5x polycarbonate sheets on a sloping part of the roof, installing boarding and three layers of felt in their place plus re-felting a triangular flat portion of the roof to make a seamless felted roof. The gang arrived onsite ontime and worked really hard in the extreme heatwave. Plenty of tea and cold drinks supplied! The roof was completed ontime and looks very neat. I was particularly impressed with the 'above and beyond' attitude they applied to the job to make sure that it would provide good drainage in wet weather straight into the gutter. 25 year guarantee too!![]()

I have tried to get a reliable roofing company to replace my house gutters and downpipes for several months. I finally spoke to Cornerstone Roofing a few weeks back. I can honestly say it was the best phone call I have made in several years. From start to finish Cornerstone were superb. Fantastic communication, site inspection, quote and completion of work. I very rarely write reviews because there is little exceptional to write about but Cornerstone deserves every one of the five stars I have given them on this review. They are honest, professional, competitive, give transparent advice and the work carried out was nothing short of perfect. If I ever require roofing work to be done in the future I have only one number to call and will have no hesitation in using Cornerstone as my first point of contact.![]()

Cornerstone roofing removed a skylight, then boarded over the gap, and re boarded and felted our garage roof. I was really impressed with all the guys that did the job, they were efficient and friendly and really clean and tidy. The workmanship was really good. Would definitely recommend them! However, it did take ages to receive a quote and the admin side was not quite as efficient which was a shame but the work and roofers were great so would definitely use again. 5 stars! Thank you!![]()

Great service, very professional from start to finish.
Most Ansty roofs are pitched. The older cottages tend to carry clay tile or natural slate, while the newer housing runs concrete interlocking tile, and on the open plots around the village edge these roofs take plenty of weather off the surrounding farmland. Our pitched roofing team specs each roof around its existing covering rather than the cheapest like-for-like, and where original slate or handmade tile can be salvaged we sort and re-lay it on new battens with breathable underlay and fresh lead flashings.
Shingles are an overlapping, single-thickness covering laid in courses across a sound deck. They depend on the underlay, the deck condition, and a ventilated batten cavity behind the visible covering. Get any of those wrong and the lifespan drops sharply.
Natural slate is a generational roof covering. Properly laid on fresh battens, with a breathable underlay and sound lead flashings, a slate roof will outlast most owners. We cover slate repairs, slate replacement, and full re-slate work across Mid Sussex.
Stone is a heavy traditional roof covering. The slates are graded by size and laid in diminishing courses (largest at the eaves, smallest at the ridge), which loads the supporting timbers significantly more than a tiled equivalent. Any stone-roofed enquiry calls for a structural survey of the deck and timbers before a quote.
Tile is the most common pitched covering across Sussex. Clay tile (handmade or machine-made) and concrete tile (interlocking or profile) both feature widely on the local stock. Tile lifespan is generally longer than the underlay beneath it, which means a roof can still look sound from the street while the underlay has reached the end of its life. We cover tile repairs, re-bedding of ridges, tile replacement, and full re-covers across Mid Sussex.
Flat roofs in Ansty mostly appear on extensions, garages, porches and dormers rather than main roofs, and on the newer housing there is often a flat-roofed extension or garage that eventually needs recovering. Our flat roof installers fit EPDM, GRP, single-ply, built-up felt and liquid membrane systems, choosing the one that suits the span, the foot traffic and where the roof sits.
Modern reinforced multi-layer torch-on felt is a long way from the single-layer felt that gave the material its older reputation. Properly specified, with metal trims and drips at every edge, it gives a watertight finish well into 20-year territory. Felt remains the most economical like-for-like replacement for an existing felt flat roof.
EPDM is a synthetic rubber membrane sold by the roll and laid as a single sheet across most domestic flat roofs. One sheet means no overlaps and no welded joints to fail later. Lifespan comfortably reaches 25 years and beyond on a properly prepared deck.
Green roofs turn a flat surface into planting, additional thermal insulation, and drainage attenuation. They need a sound waterproof base underneath (typically EPDM or a bituminous build-up), proper drainage outlets, and a structural assessment of the supporting joists or deck because the loaded weight is significantly higher than a standard flat finish.
GRP (glass-reinforced plastic, often called fibreglass roofing) is laid wet over a sound deck and cures into a single seamless skin. It’s strong enough to be walked on and available in a range of finishes. Lifespan typically reaches 25 years and beyond on a properly prepared substrate.
Liquid coatings give a continuous, joint-free skin across complex roof details, including parapet cappings, roof-light or vent penetrations, and abutments where a flat meets a pitched tile. They can also be applied as a recoat over an existing failing membrane that’s otherwise structurally sound, which extends the roof’s life without a full strip-out. Most modern liquid systems are vapour-permeable and UV-stable.
Single-ply membrane comes as factory-made synthetic sheets, fixed mechanically, fully bonded, or held in place by ballast, with joints heat-welded on site. Long sheet widths reduce the number of seams on larger flat areas. Lifespan is comparable to EPDM when properly installed.
The roof repair calls we get most in Ansty are slipped or cracked tiles, slate slip on the older cottages, worn lead flashings around chimneys, and ridge or hip tiles loosened by wind on the more exposed plots. We survey honestly and quote for the roof repairs the roof actually needs, and while the timbers and battens underneath are sound, a targeted repair is almost always better value than a re-cover. An active leak is made safe first so the inside stays protected until the proper fix, all under our 10-year insurance-backed warranty.
Alongside main roof work we handle leadwork (chimney flashings, valleys and parapet details), guttering renewal, fascia and soffit replacement, and chimney repointing or rebuilds. On the older Ansty cottages the lead and chimneys tend to be what needs attention first, and that is often the job that prompts a wider look at the roof. While the scaffold is up we will point out anything else worth doing, since handling it in one visit costs less than coming back later.
A village that mixes old cottages with newer housing needs a roofer comfortable on both, matching traditional coverings where they matter and working cleanly on modern tile elsewhere. Cornerstone brings 35+ years across Mid Sussex, a UK Roofing Awards 2025 Finalist project, and a 10-year insurance-backed warranty on every roof. We survey honestly and quote you straight.
Ansty is a small village on the A272 just west of Haywards Heath, near the junction with the A23, set in the open farmland of the Low Weald. Once a modest roadside settlement, it has grown over the years with newer housing added alongside its older cottages, so its roofs come in a wide mix of tiles, slates and ages. The open countryside around it also leaves many of them more exposed to wind and weather than roofs in the nearby towns.
